I had a roof installed by Schulte Roofing & during the installation, there were a few problems.1. There was a problem with the transition that they installed from the roof to the patio ************ had to redo it to correct the problem.2. During the roof installation their workers walked all over my patio cover over & over again. I asked them not to walk on it and they said they were not hurting it and it was strong. They continued walking on it until at the end of the day one of the worker's feet came through as he was walking above my back door. They bent the metal back. ***** emailed that if I ever had a problem with the patio cover they would replace the bent panels.3. During the 12 months after the roof was installed I noticed some water seepage where the patio cover meets the ************* dismissed it as wind-driven rain. I also had a leak where rain came in around the chimney and leaked into the house. ***** had them fix the leak but, kept saying the patio cover was leaking from wind-driven rain.4. Over the years the patio cover leak has gotten worse.I reached out to ***** on July 15th to come out and look at the situation. He came out & said the patio cover was leaking from wind-driven rain. He said the transition pulling up from the roof was not Schulte Roofing's problem & gave me an estimate of $6,130.47 to fix the problem. This was almost what I paid for the roof. I called two other roofers to look at the problem. They both said the transition was not installed properly & was a workmanship issue. They also showed me where the patio cover was bent toward the house & that is why it was leaking. This was right where the guy's foot came through. I am now just getting the run around from ***************************** DO NOT stand behind their work or their word. They make one excuse after another. I am very disappointed in how this situation has been handled and how I have been treated.Business Response

Firstly, we are grateful for business and this miscommunication/disagreement will not change that.
This roof was replaced 9 years ago and I believe there is a misunderstanding. We did not replace the roof on the patio cover nor install it originally. This patio cover is completely flat and has a roof that was installed incorrectly by others.
We were presented with the task of trying to make something function that was incorrectly designed and assembled from the beginning.
We were supposed to connect an incorrectly installed patio cover to our new roof in which we did. Due to the sensitive nature of the condition, we made two attempts to assemble it as well as could be had. It is my understanding that two panels were slightly damaged in the process in which we agreed to replace if they ever became an issue. Slightly damaged meaning there is almost no visible damage. If it is desired that we replace these panels, we will and we never said we would not. However, panels are not the issue. We have sent out *****(PM), ******(GM), *****(Sales Manager) and Mrs. **** is unhappy with every person that comes to help. It is our professional opinion that the patio cover and the house have had differential movement. This is an architectural term and occurrence that is known by many. With that being said, we sent our sales manager to try and perform other diagnosiss in order to try and think outside the box and consider that there may be more to it. Mrs. **** would not even allow ***** to lift the shingles to examine it properly so we could see if there was some other way to help or even see if maybe we could somehow cover it under warranty.
At this point we have not been allowed to examine the issue correctly by lifting the shingles to see if there is an alternative way to fasten it. If we can all regain our composure and allow the examination to take place there may be more we can do to help.Customer Answer

I am rejecting this response because:Thank you for responding so quickly and I do feel there is a miscommunication with ***** ********.
***** has not been to my home since the roof was installed in 2015.
I have had communications with ***** ******** over the years and I thought we had a good relationship. He is quick to respond and I have referred people to him.
Below is my Full Complaint about this situation that I wanted to send to the BBB. The BBB only allowed so many characters so I had to send a condensed version.
I had a roof installed by Schulte Roofing in April of 2015 and during the installation, there were a few problems.
1. There was a problem with the transition that they installed from the roof to the patio cover. The supervisor, ***** came out and had them redo it to correct the problem.
2. The second problem that occurred was their workers walked all over my patio cover over and over again. I asked them not to walk on it and they said they were not hurting it and it was strong. They continued and continued until at the end of the day they bent it and one of the guy's foot came through as he was walking by my back door. They bent the metal back and ***** told me that if I ever had a problem with it they would replace the bent panels.
During the 12 months after the roof was installed I noticed some water seepage where the patio cover meets the house and ***** dismissed it as wind-driven rain. I also had a leak where rain came in around the chimney and leaked into the house. ***** had them fix the leak but, kept saying the patio cover was leaking from wind-driven rain.
Over the years the patio cover leak has gotten worse.
I reached out to ***** on July 15th to come out and look at the situation.
He came out on July 16th.
After inspection, he showed me where the transition was pulling away from the house. He said the patio cover is probably still leaking from wind-driven rain. He said the transition pulling up from the roof was a "differential settlement" and not Schulte Roofing's problem and gave me an estimate of $6,130.47 to fix the problem.
This price was more than I paid for the whole roof. I asked him how much a whole roof would be and he said $14,860.00. My home is a 1,146-square-foot home with an attached two-car garage.
I then called two other roofers out to look at the problem.
Both said that the transition was not installed properly and that it was a workmanship issue.
They also showed me where my patio cover was bent toward the house and it was allowing water to run toward the home even in a light rain. I have a video of it. The area of the patio cover that has the problem is exactly where the guy's foot fell through when they were installing my roof. The roofer also showed me that he fell though at a seam where it is weaker.
On August 8th I drove out to Schulte Roofing to talk to someone in person above ***** and above *****.
I talked with Qaiser at 10 am. He sat down with me and took all my information. He told me **** ********************** was over them and he would have **** call me.
One week passed, and I had not heard anything, so I sent a follow-up email on August 15th.
Qaiser replied with:
"I have sent the photos and letter you came in with to the appropriate individuals. I also informed them of the concerns we spoke about. They will be in touch with you as soon as possible.
Thank you for your patience."
That was on a Thursday. On the night of the 18th I sent him the email below:
"Hi Qaiser -
I hope you had a good weekend.
Who did you forward it to and what is the timeframe for them getting back in touch?
Thanks -"
There was no response so about 1:45 pm on August 19th I went over to the Schulte Roofing office in College Station. I ended up running into ***** and he had heard about the situation and me wanting to talk to someone over him. He didn't understand why they hadn't got back with me but, he would check on it.
The next day 8-20, at about 1249pm ***** called and said he'd like to come out and take a look at the roof. I thought he was **** ********************** and I had gotten his name wrong. Turned out he wasn't a ********************** at all, he was ***** ********.
**** ********************** never called me as ****** said he would.
After looking at the situation, ***** said he would get with the office and get back to me on Thursday. Well, he emailed me yesterday at about 4 pm and now would like to come out and look under the shingles to see how THEIR company installed the transition.
Schulte Roofing is one of the biggest roofing companies in the ************* and they are far from the cheapest. I chose them because I expected them to be there when I had a problem.
It turns out that they are not there and just give you the run-around and make one excuse after another.
I am very disappointed in how this situation has been handled and how I have been treated.

Looking under the shingles to see how the transition was fastened will give me insight into:
1. Type of fastener (stainless or electro galvanized.)
2. Was the shaft of the fastener smooth or ring shank.
3. How long the fastener is. Did it penetrate to the correct depth.
4. How wide the head of the fastener is.
5. Is the fastener a s**** or nail
6. If s**** whats the thread (was it for wood or metal)
7. If s**** whats the tip (self tapping or wood drill)
8. If s**** was it a neoprean s**** with a gasket or not.
9. Fastening pattern.
10. It will let me see if the fasteners just out right backed out or if movement from the porch pulled them out.
I completely understand water penetration is one worse problems a home owner can face. In fact, the ************************************** Home Inspectors ranks roof water issues number 3 on a list of top 10 home owner problems right behind electrical and surface grading.
I also completely understand and appreciate your comparison to a bag of chips. Unfortunately this bag of chips has been opened for a while because that back leg of the transition has broken that seal a long time ago resting in that position its in. Thus the water your seeing run down your facia could be a result of the broken seals of the shingles at the transition.
I honestly dont believe we left the transition that way when we installed it. In fact I know we didnt because I read the glowing review you wrote on your survey about the crew, their work and how it was evident they took pride in their work.
Thus- my conclusion at this point is something has shifted or moved since the transition was installed. Ether the fasteners failed- to which we dont know why because you refuse to let us examine them, or the porch has moved in a classic case of differential settlement pulling on the transition.
Just as my plumber has to cut open or take apart pipes to discern a clog or my electrician had to open up a few junction boxes to figure out a short- until we can examine the fasteners and weigh what we find against what we see already there is no way to accurately rule out one or the other.
If you were to have a plumbing or electrical problem am I to believe you would refuse the plumber or electrician access to looking in a pipe or electrical box? I mean pipes and electrical boxes have seals too correct?

In response to Schulte Roofing's reply, No I do not agree with Schulte Roofing.
I did not have patio cover issues before Schulte Roofing came out and allowed their workers to walk all over it. No one ever mentioned that only 2 panels were damaged. I have the original email from ***** ******** that I can send you if you'd like.
I have now had 3 roofing companies out here about the hump in the roof and ALL have said the same thing.
They said that the roofer did not install the transition correctly and that this was a workmanship issue. The last guy that came out brought to my attention some other things that were done wrong.
GAF Shingles seal very well with heat and everyone agreed not to break the seal until you are ready to fix the problem.
I see the writing on the wall with Schulte Roofing.
We have gone from ***** making excuses for wind-driven rain to ***** saying it's a prime example of a "classic case of differential settlement", To today 8/27 ***** saying I have a patio cover that was incorrectly installed and they did not do the installation.
When ***** was at my home he told me he was impressed with how strong and stable the patio cover was. Now to you he says it was incorrectly installed.
***** also made the comment about me giving them a "glowing" review. Had I known nine years later I would be in this position with a workmanship issue that they would not honor, I would not have given them a "glowing" review.
In ******* email saying you let a plumber or an electrician cut into a wall, that is true. You pick who you trust, hire them, and let them get to the bottom of the problem.
****** Roofing has not tried to get to the bottom of the problem. They have made excuses all along the way with one issue after the next. ***** clearly told me that this was not a workmanship issue and gave me the price to fix the problem.
I am not ready to hire Schulte Roofing for the exorbitant amount of $6130 to try and fix the problem, therefore they will not be tearing into my roof to see how their workers fastened it. It would be different if they would have said they need to look into it from the beginning, instead I have had to do all the leg work to try and investigate the issue and come up with a solution.
I put my trust in Schulte Roofing when my roof was installed in 2015 and that has backfired.

As afore mentioned, we appreciate your business and we appreciate the review you left for us but holding us responsible for something that is not our fault is not fair. Please know this; we in no way will try to deny any responsibility that belongs to us; however, we will also not accept any responsibility that does not belong to us. We replaced your roof for you and completed the work on April 16th, 2015, and did not want to leave a problem there for you and corrected the issue on the spot. After the completed work, we sent our quality control manager to perform the final inspection on April 23rd, 2015 and everything was found to be in good condition. Please keep in mind that this transition is a moving part connecting the patio and home that has lasted 9 years with no reported issues until now. Not only has there been differential movement, but there have also been many damaging storms since 2015. Upon further investigation we found that you contacted us in 2021 regarding damage from one of those storms. You also asked us to check your roof prior to that from a hailstorm in 2018. There was in fact damage to your roof found in 2021 and it needed replacement then. According to *****, your roof still has not been replaced yet we are unsure if you have yet to file a claim for this roof we now know to be damaged by hail in 2021. I realize it can be financially frustrating if you miss your window of opportunity to complete an insurance claim.
I am sorry if at the time it seemed as our men were excessively walking on your patio and as we mentioned before, if we damaged your panels, we are happy to fix them as ***** said or even pay you the price of two new panels. According to *****, he could see no evidence of the panels being bent and this is why he extended, in his opinion, an offer to put you at ease by saying we will be happy to get those replaced nine years ago. Please also understand that we have to walk on the roof to work on it. The flat patio cover is the ultimate problem as it is assembled incorrectly. We did not roof or construct your patio cover.In response to the cost to repair the issue; since COVID many of our material costs have risen over 100%. I can see how it would be shocking but a few online searches or news related articles can explain costs rising to what they are now versus nine years ago.
In response to you having other roofing companies giving you their opinions; I believe they likely said slopedtoward the house and that is from the original construction. We also have yet to see proof or even a photo of the acclaimed damage caused by our men while working on your roof. However, if there is in fact damage we will take responsibility for this as we have mentioned many times. I would also question the qualifications of these companies as many roofing companies are not companies at all and tend to lack sufficient knowledge in their trade.
According to Qaiser, he did not say he would have Josh ********************** call you as he does not have the authority to direct that. He did, however, say that he would report it to higher authorities in which he did. Through that process, it was determined ***** ******** was correct in his assessment, but you were displeased with his determination.
We are sorry that you are disappointed and are still willing to try and reason in any way we can.

I am rejecting this response because:For A Company As Big As ****** Roofing, Shame on YOU!
Because you said there was differential movement, I went to the expense of hiring an inspector to do an elevation report on the slab. I have documentation showing there is NO Differential Movement that you have claimed.
I am done trying to make this work with you and I am tired of your excuses.
Bottom-line, Whatever you fastened the transition with has come undone. You can use a million excuses but, that does not resolve the problem.
