The cabin was Delivered on Feb 16th 2024. The HVAC lines under the Cabin were broken loose and all the Refrigerant leaked out. I called Green River Cabins and they sent out 2 workers to fix the lines. One week later the Refrigerant leaked out. They sent the same workers to repair it and I asked if the lines could be put back in place like the factory installed it. The workers said they would have to return again at a later time. Two weeks later the refrigerant leaked out again. I am a tour Manager and work over the road for long periods of time. So I was not there to inspect the work. I returned in August 2024 for a few days and called Green River Cabins and told them my HVAC refrigerant had leaked out again. The lines were not repaired while I was gone. I have called repeatedly over the last months and only got their answering service. I did get a phone call on January 7th 2025 from Jeremey in Warranty department and he said he would have to get back with me. I never heard back and now the main number is disconnected. 864-457-2444. The web site is still working. I have not had any heat this winter and still waiting for them to fix it. I got a estimate from an HVAC company and they said the lines would need to be replaced $3500.00 I am in process of taking Court action against Green River Cabins.

The customer has been away from the cabin for approx 7 months and feared that the warranty was expiring.  We are visiting the customer no later than tomorrow 1/24/25 to replace the line set that was crushed at some point by some one.  We are also bringing a new compressor just in case.  The customer to our plant manager yesterday that he was withdrawing this complaint.  Pending the warranty visit, we believe this is resolved.

I am still without heat after 5 Weeks. It is impossible to get anyone to answer the phones or emails. Green River Cabins finally sent someone out to look at HVAC Friday 01-24-2025 the after I complained to BBB last week. The employee said the Sharkbite clamp that was installed on the Refrigerant line was bad and he would have to replace the whole line but he would have to come back Monday to replace it. Monday I got a call from the employee that the weather was bad and he would come back Tuesday. I waited until 12 noon and started calling Green River Cabin. No one answered the phones or emails. The employee finally called me and said he was sick today and someone from Green River Cabins was suppose to call me. There is no communication with Green River Cabins. They will not return phone calls or emails. I am still without heat. I didn't respond to last complaint because I was waiting on them to repair the HVAC before I could withdraw the complaint. I am still waiting for them to repair my HVAC

Work was completed today.  Customer signed off on work.

Plant Manager checked w customer who will be in the cabin for a couple weeks, so he can work the HVAC system for a while to confirm the repair is complete.  Customer will be there until Feb 13th, then on the road again. His friend will check after that occasionally to reconfirm success.

Among many other poor building practices, we’ve been unable to resolve flying insects, mostly wasps and yellow jackets, invading the interior of our new log cabin park model. It’s not unusual to have 20 or more wasps inside the 200 sf cabin each day. We had over 100 today. We have had pest control involved, however they tell us that the many unsealed spaces are the culprit. Our wooden shed is wasp free. We are not bothered by wasps outside of the cabin. Green River Cabins will not communicate with us.

    Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.

We are not expecting GRLC to provide or pay for extermination services.  Rather, we observe and have been told my various contractors, including both of our extermination companies, that there are many wide gaps in the eaves/soffits of the cabin.  They've stated that the gaps where the windows exist are also a possible entry place.  We've been told that we should caulk all of these gaps.

We are not familiar with the construction of the cabin or what might be the entry area for the wasps.  We've spend literally hours observing their behavior and still cannot say for fact where they enter the enclosed areas, only that wasps of various types as well as other flying insects are entering our cabin. We continue to have them inside of the cabin, as many as 20 a day, as well as in the completely screen enclosed porch, as many at 60 a day.  This continues days AFTER the extermination services.

It would be helpful to me to see the openings that the customer believes is causing the problem.  It would also behelpful to talk w both extermination companies.  Pls provide this information.

I attached photos to my last response, attaching them again.  I can only attach a few as to the limitations of the BBB's site.

    Pest control companies:

    ****** ****
    *********
    **** ******* LLC
    256-********
**** and ******* were the 2 technicians on site and they treated for the wasps on 2/17.

******** ***** of ******* Pest Control was our first pest control company/person, 706-********, you may have to text him due to problems with his cellular at times.  He was last out in January.

We don't intend to be adversarial or ridiculous.  We truly have flying insects within the cabin on a daily basis and within the screened in porch, literally 10-60 a day. To make things more complicated, we are traveling now until the end of April and could not change this as it was planned with other family members.

We're terrified of what we may have to face once we return.

We are more than happy to talk with you one on one but the distributor situation seems to have made that impossible and it's been absolutely frustrating. I've reached out to others in similar cabins you manufactured in our area and they do not have this issue.  We simply need to resolve it and don't know how.

    Regards,

I have reviewed all of the photos that the customer has provided and spoken to 1 of the pest control vendors.

The photos show gaps where the wood has shrunk, as wood is expected to do, in the external soffits.  The soffits on the gable end of the house have (8) 2x4s every 16" from the soffit on the porch gable to the log wall.  The top of that roof frame has OSB nailed to it and the bottom has 1x8 beadboard nailed to it.    Where the porch roof meets the log wall, the log wall is SOLID with no gaps.  Pls see the cutaway diagram attached.    The diagram shows an EAVE ONLY.  The porch roof is ~11' long.  If a wasp entered the gable end soffit, it would have to travel though 8 2x4s with OSB above and Beadboard below - and a solid log wall.  While I do not doubt that there are flying insects inside of the cabin, it would be impossible to come from the gable end soffits.  I do not believe there is any manufacturing defect that is causing this problem.  I do think that finding the source of wasps and continued pest control is the answer.

I do not know which pest control company you spoke to.  If  that company gave you information regarding how they might determine where or how wasps and other flying pests may be entering our home and how to resolve it, other than sealing huge gaps, including those running the length of the cabin, then this is not information they shared with us.
We remain unable to safely enjoy the use of the cabin and ignorant of how to stop stinging wasps from entering this 400 sf cabin when it is completely closed.
