    We contracted with Lake of the Ozarks Custom Home and Design in September 2020 to build a home at *********************. The contract specified a completion date of 10 months, and compliance with the 2012 International Building Codes. While the project is nearly complete, the builder has never done a walk-through inspection as required by the contract, but agreed to complete, within 60 days, the itemized "punch list" that we sent to him on April 21, 2022. The contract called for a 15% fee, based on costs, to be provided to the builder. Unfortunately, there were excessive costs related to custom cabinets that didn't fit in the kitchen, 20 boxes of flooring in excess to what was required, the total cost of a 2 unit electrical box (for our home and the neighboring house), additional lumber bought to support the upstairs garage floor while it cured (requested we keep the lumber for an additional garage to be placed across the street but the builder said he would reimburse us for that cost), and over $14,000 for Rip-Rap which according to the contract was to be supplied by the builder at no cost. In the summer of 2021, we paid $5,237.97 for supplies for building the pool, but the builder was engaged in another project he had at the new Macadoodle's Liquor Store, which resulted in significant delays in starting the project. Also, the retaining walls in front of the house for a parking pad were not built to code, as they are not supporting the lateral weight of the soil and vehicles and were leaning and separating at the corner. We asked for nearly a year to have the retaining walls repaired or replaced to code. The builder came and explained how he was going to reinforce the wall with an additional block wall reinforced with rebar and concrete (Ring Doorbell video). We left for vacation and when we returned the wall was not reinforced as he had described and leaves a new area (seam) to breakdown as he removed part of the old retaining wall.
