In August 2024, I had water leaks in both of my bathrooms. The bathroom upstairs had water damage, which was mitigated by the Anytime office in ***************. The job was handled quickly, so I agreed to have them rebuild our bathroom. I have been through 3 different subcontractors through this company, and have been ghosted by all of them. The last one (sent in January 2025) told me that the mitigation wasn't complete because they didn't initially demo my tiled shower, so he had it done. After that, I was ghosted again.I called my insurance adjuster who is trying to get me set up with another company to do the repairs. Unfortunately for me, I was told in December to sign over the check ********************* sent my husband and I including another for our $750 deductible, which I did. After waiting until February 2025 for someone to actually start the reconstruction, I gave up and contacted the company for a refund. After two weeks of calling and a visit to their ************ location, I finally got a response. I was directed to C****, who told me that he'd call back when he was authorized to cut the check. When I didn't hear from him for a week, I posted my review here. That Monday following, I got a call at 4:45 from C**** saying that he was forwarding my refund request to "management." I waited for another week (March 17th), then called the Apple Valley office again. I was told again that management would contact me to get my check. It is now Friday, March 21st and I still have heard nothing from "management," and left yet another message. I don't know what else I can do to get my money back and get my bathroom back in order. I just want to be able to move forward.

Anytime Restoration's production manager C**** S******** is currently working this file with this homeowner, he has turned in a refund request to upper management and accounting. The accounting department is currently working through this to see if there were any job costs associated with this job, and if there is we need to deduct that from the refund, if there is not than we will issue the refund as is, this takes time to go through and also takes time to cut the check. Anytime Restoration has EVERY intent to refund this homeowner, and we will do so ASAP.

In the spring of 2024 we had water damage in the kitchen the room down below. Anytime resotration came out and mitigated the water, both upstairs in the kitchen and downstairs in the office. They did a great job. We needed the sheet rock and molding replaced down stairs and gave them the work. They told us they also could renovate the kitchen floor and cabinets. We agreed because the water mitiigation process and basement job went great. Thinking we were going to have them do both projects, when we got the first round of money from insureance we sent it to them, it was $10,500.00 to pay for the room downstairs and a downpayment for teh kitchen work. The renovation of the room downstairs was roughly $4000, so they say. They never gave us an itemized bill that we have repeatadley asked for. They have not come out to start the kitchen renovation. They won't return phone calls or emails. We want to break the contract and get the rest of our money back so we can go with another company to fix all the water damage. We have left messages, emails and texts for several project managers and even the owner. No one will call us back or send us the rest of our money.

The production manager ***** with Anytime Restoration is currently working with ***. We are reviewing the scope to determine what work we have already done, and what will be repaid to *** after scope review. We are emailing *** a cancellation document today. *** was told that Anytime will have numbers to him tomorrow that we will be able to go over. This was all discussed via phone call with *** today around 1:00pm and he understood.

We contracted with Anytime Restoration following a water leak in our home on 03/09/2024. There have been multiple conflicts on billing, services provided, and communication with insurance. Throughout our project we had 5 different project managers assigned with little to no communication. We faced multiple delays with scheduling flooring installation with little to no communication. In fact, flooring was not installed until 11/07/2024 leaving us living in a construction zone with 2 children for 8 months! There was no followup for communication from Anytime upon conclusion of the flooring install. Today, 01/10/2025, we received an invoice dated 08/20/2024 and displaying as past due. This was our FIRST invoice upon completion making it impossible to pay before their stated due date. Additionally, due to several breakdowns with their communication and service we were promised multiple times that Anytime would cover in differences in costs beyond the insurance claim. This project manager was named ******* *******. Currently I am showing my insurance claim approved for $10,310.19 replacement cost value/$8803.93 actual cost value. Anytime is invoicing us for a total project amount of $15,680.89. Of note-they have provided no itemization on invoices. Additionally, when the subcontractors showed up to do the basement level ceiling repair- the work was so substandard they had to come back to the site twice. They failed to repair ceiling evenly leaving a defect in the sheetrock joints, left us with discoloration in paint color based on what was there previously, did not edge any painting on the walls, sprayed texture over recessed lighting and door frames, painted over all hardware/command strips requiring new paint. This is hands down the worst company I have encountered and homeowners will literally lose value on their homes by engaging this team due to poor standards.

This homeowner was sent an invoice on 1/10/205 as the repair work to there property has been completed since September, and Anytime has not received payment for the completed work. As a contractor we have a certain time frame in which we can take legal action on our accounts, that timeframe is coming to an end for this property, which is why the invoice was resent to the homeowner, giving them an opportunity to pay the outstanding invoice. Our records show the invoice was sent in September, October, November, December and again in January, if this is incorrect and this is the first time this homeowner is seeing an invoice, then please contact us at our office and we can make some changes to the due date. As far as the total billing goes, Anytime received the following approvals from the insurance company and as invoiced according to the insurance approvals.

Repair approval: $10,310.19 (insurance issued a check to the homeowner, minus their deductible of $2,000)

    Mitigation approval: $5,370.70

    TOTAL APPROVALS: $15,680.89

Total Payments Anytime Restoration has Received to date: $12,356.81

    Balance Due: $3,324.08

I am rejecting this response because: It is not true.We paid the remediation costs in full and have paid the 60% balance on restoration costs. They attempted to collect on the remaining 40% of restoration costs at the end of the summer. This invoice was unpaid because at that time they had not completed any of the work on restoring the kitchen including flooring.I question the ability to accurately invoice us prior to placing the flooring order with the subcontracting company, Behr flooring. When the flooring company finally arrived at the end of October 2024, it was discovered that Anytime Restoration did not even order the correct amount for the square footage. The flooring company then had to work to source additional flooring materials with the same lot number and place a rush order to procure it.The company returned on 11/07/2024 to complete the install.I have requested multiple times to be provided an itemized invoice to be able to compare against the agreed upon amount as established by our insurance adjuster. The flooring company had to come out twice and the sheetrock company had to come out 3 times. I would like proof that the additional costs for labor, travel, time, and materials are not being extended to us because of their maladaptive project management and communication. Additionally, we made flooring selections under the verbal promise extended by their employee, ******* *******, that any flooring materials and depreciation would be covered by Anytime as compensation for their failure to complete the project in a timely manner. This project began March 9, 2024 and "concluded" November 7, 2024.I still have trim and chair rail that was not reinstalled. We have confirmation from former employees that this company routinely engages in deceptive invoicing, inflates insurance claims, does not pay subcontractors (supposedly over $750K in debt to subcontractors) resulting in delays, and uses a company to remove negative ****** reviews.

Anytime is currently working with the homeowner to come to a resolution on the final billing. A resolution has not been made as of yet, but I wanted to make sure to respond within the deadline. I have had communication through email with *****, and told her that I am working with upper management on this file and will continue to communicate with her throughout the day, as I expect a resolution will be made by end of day.

My project started end of June 2024 due to a sewage water overflow in my basement. The water mitigation was prompt but once a Project Manager was assigned, the lack of communication began. Months passed, and my basement was not getting done. My husband and I called the Project Manager once a week for a status and, again, was told to wait. By end of August, we were told repair will begin. Part of the repair included moving services, but on the day of installation, movers were not scheduled. Another 3rd party was already on site for installation of carpet, and we as the homeowners had to move the furniture on our own. The Project Manager was informed of this, and did not apologize for his lack of responsibility. After carpet installation, the remaining repair were not scheduled or completed in a timely manner. By October 2024, we were informed via text that a new Project Manager was assigned. Later the work was finally completed end of October after numerous prompts. I informed the new Project Manager that moving service charges must be removed from the invoice, and he confirmed he will take care of it. I also informed their Accounts Receivable team who confirmed they will work with Project Manager. Each week an invoice was emailed to me prompting for payment but charges were not amended. I have sent a number of emails disputing the charges, and I have not received a response at all. On 12/24/24, I received a letter in the mail that this company is taking legal action to collect a debt from me.This is unprofessional and unacceptable behavior as they failed to resolve the matter directly with me and instead took legal action without my knowledge.

I contacted Anytime Restoration in June due to a plumbing leak and needed mitigation and restoration of my bathroom. I have been trying to get them to come and complete the work to restore my bathroom. I have paid the company $8000 on August 15, 2024 and have only had the drywall repaired. I have had a problem with my contact, ******* **** who never answers my questions when I text him as well as he always puts me to voicemail when I call. He has told me that the tiler would be here last Tuesday and he did show up and did the waterproofing he came back last Wednesday without any tile even though I gave ******* the tile box (from the original remodel 4 years ago) weeks ago so he could order it. My biggest problem is the lack of communication. I have given Anytime Restoration enough chances to make things right but now I am frustrated and just want my bathroom back in order.

We contacted Anytime Restoration on March 9, 2024 for mediation of water damage from a leak in a refrigerator connection. The water leak was already addressed by an on-call plumber. Anytime was engaged for water remediation and restoration of our kitchen and portion of basement ceiling. Anytime Restoration was timely in removing the affected materials and sent the first project manager, ****, to evaluate the scope of the restoration project. **** came to our home, took pictures, and then we never heard from him again. On 04/05/2024 we were contacted via email by ***** introducing himself as the new project manager. He requested details of the scope submitted. Communication related to insurance review of the scope continued with ***** until 04/25/2024. Sometime after that apparently a new project manager was given the file. ****** began negotiating with our insurance agent. She introduced herself to to us via email on 5/31/2024. She instructed us to go to another local business to select the flooring for the project. We last heard from her via text on 06/12/2024. On June 26, 2024 we were made aware that another project manager had been assigned to the project. There has been a complete lack of transparency and communication during this project. We are 4.5 months into this project and are still walking on subfloor, using a dining room as a pantry, and have a huge hole in the ceiling in our living room.

Anytime Restoration would like to start off by apologizing for the delay with the rebuild process of this project. While we stride to ensure each and every one of our homeowners are happy and well communicated with, there are a few circumstances that have took place beyond our control. We have unfortunately gone through a couple of employees and it put a hiccup in our processes. This project has been assigned to a new project manager whom we know will get the project completed in a timely manner. We are currently working with the homeowner to wrap this project up, and in fact we met with the homeowner on 7/23. Anytime Restoration would appreciate it if any further questions, concerns and/or complaints came directly to our office. This is the first time we are hearing of this homeowners complaints.

On February 1, I contacted Anytime Restoration due to flooding in my basement. The company came in and did the mitigation work, and initially I wanted them to do the repairs. Due to the poor communication and service, I decided that they would only do the first part of removing the water and clearing my basements. In the process, my personal things were removed from the home. Including my clothes, shoes, documents, etc. I spoke with the person in charge and asked that my thins be put in it garage, but I was assured that they would bring them back the following week. So only a few things were placed in the garage. Fast forward, when the next week rolled around, I was told that my personal items could not be released until the insurance paid them. On Feb. 22, the insurance sent a check directly to the company for over $9000 for the work. It has been two more weeks and I still don't have my things and can not get any response from this team. Each person has different explanation. I called the office and asked for the balance so that I could pay to get my things back and no one has responded.I am dealing with a reputable insurance company, Liberty Mutual. I was never informed that my personal belongings would serve as collateral. I cannot find work clothes, books, etc and this has disrupted my life.

*********************** personal property was packed out and brought back to our facility in order for the crew from Anytime to complete the mitigation process. We currently still have her belongings as we have not been paid for them, our contract states that any personal property must be paid for prior to delivery of the items, and ******************* signed this contract. The $9,000 that Anytime has received was to cover the invoice for the mitigation work that was completed. Personal property is billed separately, and invoiced separately, as soon as we get an approval amount from her insurance company, we can then invoice ******************* and get her belongings sent back to her. In no way are we purposely holding *********************** belongings hostage, Anytime just needs to ensure that we received payment for these items before delivering, this is our company policy and remains the same with every single customer, this is an industry standard in the restoration industry. Anytime has been in contact with Mrs. ******* and we have let her know how the procedure goes a couple of times now, with the last conversation being held on Monday, March 4th @ 4:31pm. Anytime will remain to be in contact with Mrs. ******* and Anytime will deliver her property as soon as the insurance company approves the scope of work, and submits payment.

We were referred to Anytime Restoration ***** by Hero plumbing *** for an issue with our toilet and pipes in our basement. Anytime came and had us sign two contracts: One for the mitigation and one for the re-construction. *Here is where we are in the wrong - we signed when there was no estimate referenced and some tricky language in the contract. The mitigation contract was through Anytime Restoration and the reconstruction is with ARC Developments LLC. It is clear that the owner owns both companies. When we spoke to our insurance agent he informed us that this company is being investigated by many insurance companies for many wrong-handling of construction issues. We did have Anytime come and do mitigation on 12/29/23. This included taking the toilet off the seal, moving the vanity sink, and taking out a portion of the flooring. They left a heater and dehumidifier in the room overnight - which turned into 6 days - when they finally came back to get them. We have not heard from them since. A week ago they called and we let them know that we are going with another company for repair. On Saturday we received a certified "invoice" for $3,034.21 for Mitigation services. We have never received an itemized invoice or a phone call to follow-up, instead, they wrote a note that they would be putting a lien on our house if not paid by 3/1/24. This company should NOT have an A+ rating. We have not paid them anything. We are waiting to receive an itemized invoice.

    Business Response

    Date: 03/12/2024

Anytime responded to this property for a report of water damage, Anytime did some demo to some items and material that could not be dried out, and then Anytime set Fans and Dehumidifiers in place to try to dry out what Anytime established could be dried. The drying process took 6 days, Anytime holds a liability in making sure materials are completely dry before removing any drying equipment. I am not sure where this homeowner got information that Anytime is being investigated by several insurance companies, as that is news to us, and often times insurance companies will use that language to try to persuade the homeowner into using what is called an insurance preferred vendor as it is cheaper for the insurance company. Anytime did not do any repair work at this property, only completed the mitigation. Anytime made several attempts to get in contact with this homeowner in regard to the outstanding invoice for mitigation services, which their insurance company paid them for, as Anytime did all the scope submitting and communicating with the insurance company to get that invoice covered. Anytime sent several invoices via email, and made several phone calls, all with no response from the homeowner. Because Antime had not heard from the homeowner in regard to paying the invoice, we sent a certified letter to the home address that a lien would be filed if we did not received payment, and attached the outstanding invoice to the letter. The insurance company is normally the one that would provide the approved itemized scope of work, we were not aware that the homeowner did not receive this, simply because they did not return any forms of communication to Anytime. Anytime is more than willing to provide the homeowner with the itemized scope of work, and will do so immediately.  Anytime is owed the amount stated on the invoice for the work completed, as the homeowner is aware this work has been done, and the bill needs to paid.

I contacted Anytime Restoration on (September 19, 2023) about a leak that sourced from my (top floor) master bathroom shower after an inspection with a plumber. The plumber recommended Anytime Restoration to assist with repairs that must be done due to the water damage from the leaky pipe upstairs. A technicians was sent out the next day (September 20, 2023) from Anytime to inspect the extent of the water damage. The technician determined that there was a water damage in the floors and part of the wall of our upstairs bathroom. They also found water damage below in the ceiling of the kitchen (directly below the upstairs bathroom). The Project manager *********************** instructed the techs to complete a demolition of my master bathroom and part of my kitchen ceilings and cabinets. My family consists of myself, my husband, and 2 kids (******, 2 & *******,5). We have been living in a hotel/air ***** since September 20th and cannot return home because Anytime Restoration have failed to submit the final mitigation documents to my insurance company's (Adjuster). We have made several phone calls and written emails in efforts to get our mitigation documents submitted, but our insurance adjuster is still advising that no mitigation paperwork have been submitted as of today, November 2, 2023. I pleaded with the owner of Anytime Restoration (*******) to please talk to his upper management about getting our repair documents submitted and have not gotten any correspondence from him or a representative from his company. Today, we are lacking hope for the future of our home. The lease is up at the air ***** and we are struggling with where to go. The only regret I have today is choosing to do business with Anytime Restoration. With your help, we will hopefully be able to get our insurance the documents they need from Anytime. After that, we like to pay for the services they have completed so far, discontinuing any other business with Anytime Restoration. Your help is invaluable

Anytime Restoration received threatening and verbal abuse phone calls from Mr. ***** ***********************, the phone calls were not regarding the mitigation scope of work being sent to the insurance company, they were in fact regarding when Anytime could begin the restoration process. Anytime advised that we were waiting on the scopes from our estimator and when they are completed, they will be sent to the insurance company for approval, when the scopes are approved, Anytime will begin work. This was not an acceptable answer to Mr. ***** *********************** and they began swearing and calling names at our employees, at that time Anytime let them know that their contracts with us were terminated as we will not put our employees in that type of situation. Mr. ***** *********************** then stated that they would like a settlement agreement, and that they have the money to pay us for the mitigation work we completed, so we sent them a settlement agreement and an invoice, to which they responded that they don't have the money and we need to send our mitigation scope to the insurance company for payment. The mitigation scope of work was sent to the insurance company on November 10th, 2023 and Anytime received confirmation of receipt from the adjuster on the same day. When the mitigation invoice is paid, Anytime will have no further contact with Mr. ***** ***********************.

I am rejecting this response because:

We have contacted our insurance adjuster several times since filing this complaint to see if Anytime Restoration will be caused to take action and make progress on submitting documents to our insurance to repair our home. We have not been successful. After filing this complaint, I have received multiple phone calls from **** and ******* attempting to get me to sign another contract to issue immediate payment to anytime restoration. ******* informed me that since we filed a complaint with BBB to resolve the problems we are facing with their company, meaning, Anytime can no longer contact our insurance adjuster (******). ******* stated that I forfeited the agreement I signed with Anytime to contact my insurance adjuster when I contacted BBB. On 11/10/23 ******* informed me that it is now my responsibility to pay out of pocket for the cost we incurred after Anytime Restoration did a demolition on my home. They are not willing to submit the cost and mitigation paper-work to our insurance company although this work was initiated through insurance. I told ******* that we will not be issuing payments without insurance, she informed me that Anytime plans to file a lien against my home and foreclose in the coming months so my husband, kids, and I are equipping ourselves for this event. I am wondering why Anytime is avoiding contact with my insurance.
