    The project involved a 3-room addition to an existing home in the ********* area, which included a studio, bedroom, and bathroom. The Contractor performed with consistent focus during the early project stages, extending to the dried-in condition. Work execution during latter stages of the project was marked by inconsistent communications and presence on-site. Finished work quality was variable, with the bathroom and windows well-done, flooring and trim carpentry average, and drywall patching/painting sub-par. We as the Owner completed interior paint finishes in select areas to match our expectations, several work items related to the **** system and shower drain required repair due to Contractor error, and some exterior utilities terminations remained incomplete at the time the Contractor involvement was terminated. ****************** and cost management and reporting was a concern, as the project cost estimate basis was inaccurate for many work items and the final invoiced cost significantly exceeded the estimate; without advance notice to we as the Owner.
