    He visited in April 2024 and remeasured to make some changes. I've already paid him $2700 at this point. He said it was $300 for changes plus $800 for remaining balance ($1100 total). I've been pleading him for months and keeps telling me "I'll submit plans next week." I called him on a Sunday and he became upset. I checked with City and his draft that I kept did not meet specs-needs a structural/civil engineer. I tried texting him today and his number is offline. I feel like he is not willing to complete this task and don't know if I can legally pursue a reimbursement since I only have check receipts and text messages.

    I'm in contact with the homeowner I completed the plans for a kitchen remodel and an addition in 2023. .  I was ready to submit the plans to the city then.

      I explained to the client exactly what needs to be done to keep the project simple.  Instead of following the plans, he remodeled the kitchen without a permit and did not follow my plans.  He called me back out earlier this year to update the plans to match his changes.  I am working on the changes which I offered to do at a discounted rate.  

    i let the client know I will wrap it up this year.

    I am rejecting this response because the plans have not been submitted and approved by the City. Until the plans are amended and submitted by Mr. *********************** and approved accordingly by the City of **********, then the matter would be resolved. Otherwise, it's the same old rhetoric.

    I am rejecting this response because *** ********************** has not submitted the plans in December 2024 as promised. I just spoke to ******* ******* from Bellflower Building Division and no plans were submitted last month. I have detailed text messages dating back to May 2024 where Mr. ********************** makes several statements promising to submit the plans the following week. He actually apologize on the last one but NOTHING has materialized. I asked him if I can proceed to update kitchen cabinets before addition and he said it was okay since no Building permit was required. I don't know why he is trying to blame the delay on me since I've been waiting patiently since April 2024. As expected, he has not completed the changes nor submitted plans as promised.

    We started an ADU project with *** roughly a year ago, in December, we finalized the drawings and I paid him the second payment and the structural engineer ***************************. It took till April to hear back again that the structural engineering is done and being incorporated into the drawings. I was told I will get the final drawings in a week and plans will be submitted. It is now end of July and he has ghosted us. We have tried calling and texting with no response.

    I am in contact with the owner regarding the project. The county typically requires geotechnical investigations (soil testing) for projects like hers, which can be quite costly ($5,000-$6,000). I informed her of this requirement before starting the project and mentioned that if a neighboring property had already completed a soil test, we might be able to use that data. Unfortunately, I was unable to locate such a neighbor.
    In my research to find an alternative to the soil test, I discovered that the county has recently updated its policy and now allows projects like hers to proceed without this testing.
    I will have the structural engineer update the plans to comply with the countys new requirements. I expect to submit the revised plans to the county next week. Although this research took longer than anticipated, it should save the owner from the soil test fee.

    We started working with *** in Nov 2020. It took 22months until our plans were finally submitted and approved. We remained patient with *** despite his EXTREMELY slow service delivery. Prior to the plans being submitted we pointed out several errors that were never corrected. We were told to make changes directly with the contractor. In December 2022 we asked *** to make a change to our plans which included a closet expansion and windows changed. He asked for payment for himself and the engineer which we made in December 2022.We have still not received the plans. Almost 4 months after payment. *** informed ** in January that he was undergoing cancer treatment and he would try to have our plans ready for ** within the week. This has been his standard sentence for the past 2 1/2 years. Ill have it ready in a couple of days or Ill have it ready next week.We have tried to remain patient but he has now become rude and does not respond to messages, voicemails etc.I am happy to provide you with all communications.
