    Bought a duplex in the Evergreen Heights complex. The Akers company that built the complex cheaped out on many of the finishes like the flooring in the bathrooms, they are a stick-on tile type. The appliance package is the bottom-level Samsung. The hood fan has absolutely no suction as it's only 120cfm. You would think that advertising as luxury homes they would put at least a mediocre appliance package in. I did not realize the extent of cheapness of items until I moved in and started using the items. The counters are different heights, and the floor is not level in many places. The carpeted floor on the upper levels creaks due to not being screwed down properly. I have personally changed the appliances at my expense. I asked if the developer would consider a refund for the appliances, but this was denied. My recommendation is not to purchase a unit unless you have a really good look at the unit and accept the less than luxury finishes.

We will confirm a few items: - The flooring in your bathrooms are a Luxury Vinyl Plank high traffic product, not a stick on tile. - The Samsung appliances are a SS mid grade package which are very typical in these developments. In your case, we could have negotiated an alternative or a credit prior to moving in. But we cannot offer a refund or credit after the appliances are used for a few weeks time after occupancy. - All floor sheathing in the development in glued and screwed as per APS guidelines and specifications. Being a new build, you will have little movements throughout the first year of occupancy. This is why we have built our internal Service program with home inspections within the first 60 days of occupancy and another at 1-year. Furthermore, we have a show home with unlimited opportunity to do showings and inspect the product prior to making a decision. We also perform a thorough Pre-Delivery Inspection with each home owner and their representative prior to completion and occupancy. Please refer to your provided USB Home Owner Kit which includes your Home Owner Maintenance Manual, Product Specifications, Service and Warranty information and request forms, among other materials to familiarize yourself with you new home.
